If your home is anywhere near the South Coast of NSW — whether you’re in Berry, along the Shoalhaven coastline, or in the hinterland — humidity is part of life. And humidity is one of the things that separates a good interior paint job from one that starts showing problems within a few years.
Mould, condensation, peeling in bathrooms, and musty walls are all related to the same issue: moisture. Choosing the right paint for these conditions makes a real difference. Here’s what you need to know.
Why Coastal and Humid Conditions Are Tough on Interior Paint
Standard interior paint is formulated for average conditions. Average conditions don’t include:
- Extended periods of high humidity (common across the Shoalhaven in autumn and winter)
- Salt-laden air migrating indoors in coastal homes
- Bathrooms, laundries, and kitchens that get steamed heavily
- Older homes with limited ventilation and solid walls that trap moisture
In these environments, the wrong paint will blister, peel at the edges, develop mould, or lose adhesion over time. The right paint — with the right prep and product — can last a decade in the same conditions.
The Key Properties to Look For
Anti-Mould Performance
This is the first thing to look for in a coastal or humid home. Quality anti-mould interior paints contain fungicidal additives that inhibit the growth of mould and mildew on the surface.
But let’s be clear: anti-mould paint manages the surface — it doesn’t fix the underlying cause. If mould is already present, it needs to be properly treated before painting. If there’s a moisture source (poor ventilation, a leaking window, no exhaust fan in the bathroom), that needs addressing too. Paint won’t solve a ventilation or plumbing problem.
Washability and Scrub Resistance
Humid environments mean more frequent cleaning. Paint that can’t handle wiping down — that mars or loses sheen after a few scrubs — isn’t right for a coastal home’s kitchens, bathrooms, or main living areas.
Semi-gloss and satin sheens are the most washable. In bathrooms and kitchens especially, a semi-gloss product means you can actually clean the walls without damaging the surface.
Moisture Resistance
Not all interior paints handle moisture the same way. Products with a moisture barrier additive or specifically rated for wet areas hold up significantly better in bathrooms, laundries, and any poorly ventilated room.
Look for products specifically labelled for bathroom and kitchen use — these have a higher moisture resistance than standard interior formulas.
Low VOC
This is worth mentioning because older homes on the South Coast often have limited ventilation — windows and doors that stay closed in winter, poor cross-flow. In these spaces, low-VOC interior paints are meaningfully better for air quality during and after application.
The difference in performance between low-VOC and conventional formulas has narrowed significantly in recent years. You don’t sacrifice quality by going low-VOC.
Room-by-Room Guide for Humid Coastal Homes
Bathrooms
The single most demanding room in a coastal home from a paint perspective.
- Sheen level: Semi-gloss — the only practical choice. Anything less doesn’t handle the constant moisture and steam.
- Product: Use a dedicated bathroom paint or a premium semi-gloss with anti-mould properties
- Prep: The surface must be clean, dry, and primed with a moisture-resistant primer
- Ventilation first: If there’s no exhaust fan or the existing one is inadequate, no paint product will solve your mould problem long-term

Kitchens
Steam, grease, and frequent cleaning make kitchens almost as demanding as bathrooms.
- Sheen level: Satin or semi-gloss
- Product: Washable formula — scrubbable enough to handle actual cooking splatter
- Colour note: Light tones in kitchens reflect light and feel cleaner — darker colours can absorb grease and look tired faster
Laundries
Often overlooked, laundries in older Shoalhaven homes are frequently poorly ventilated with high moisture levels.
- Sheen level: Semi-gloss
- Product: Same spec as bathroom — anti-mould, moisture resistant
- Ceiling: Use a ceiling product with mould inhibitor rather than standard flat ceiling white
Bedrooms
Bedrooms in coastal homes tend to be less problematic than wet areas — but in homes with poor cross-ventilation or large wardrobes against external walls, condensation can be an issue.
- Sheen level: Low-sheen (easier to touch up and appropriate for a bedroom)
- Product: Standard low-sheen with anti-mould additive in any room where condensation is a concern
- Ventilation: If a bedroom has condensation issues, that’s the root cause — not the paint
Living Areas and Hallways
These areas are generally the least moisture-affected but still benefit from a washable formula in a high-traffic coastal home.
- Sheen level: Low-sheen to satin — balance between washability and aesthetics
- Product: Premium interior acrylic with good scrub resistance
What About Ceilings in Humid Rooms?
Standard flat ceiling white has no moisture resistance. In bathrooms, laundries, and high-humidity kitchens, this is a problem — flat ceiling paint in these rooms will often develop mould patches within a year or two.
Use a semi-gloss ceiling product or a ceiling paint with anti-mould properties in any wet area. It’s a small additional cost with a big impact on longevity.
Prep Matters More Than Product
Even the best anti-mould, moisture-resistant paint won’t perform well on a poorly prepared surface. For coastal homes:
- Clean all surfaces thoroughly — salt film, mould, and grease all prevent paint adhesion
- Treat existing mould with a fungicidal wash before painting — don’t just paint over it
- Fix the moisture source where possible
- Prime — especially on repaired areas, bare plaster, or previously mouldy surfaces
- Ensure adequate ventilation during application and curing
